Serviced offices come to Shanghai

FOR the Shanghai real estate market, 1998 and 1999 was the era of serviced apartments. Will 2000 usher in the era of serviced offices? Vigers Shanghai Research Department takes a look at three businesses offering serviced offices in Shanghai: "Instant office" from Regus, "Executive Suite" from Servcorp and "AABiz Center" from BAA.

Although the concept of serviced offices is nothing new in the West, it has only recently arrived on the Shanghai real estate scene. The benefits of serviced offices over traditional offices are:

. Short flexible leasing periods making it easy to move in and out.

Most offer a one-month lease starting period. AABiz will even offer you one day if that's what you want.

. Low capital investment, and complimentary services.

Required investment includes deposit, capital cost and a monthly fixed cost. Usually, the deposit amount for a serviced office is lower than that for a traditional office. The layout, decoration, furniture, telephone and office equipment are all provided. Other auxiliary services are available at no extra charge, such as bilingual assistants, refreshment areas and, of boardroom or video meeting room for free or at a very low charge.
